Sell an Inherited Property in Frankfurt & the Rhine-Main Region
Several heirs, one property, many open questions: while nothing is decided, costs for property tax, insurance and maintenance keep running, and the emotional attachment to a parents' home makes an objective decision harder. We determine a fair market value, talk to everyone involved, and mediate through to a joint sale — discreetly and without taking sides.
Your Situation
Why inherited properties need special guidance
An inherited property is rarely just a question of assets. Often, several heirs with different views face the decision of whether to sell, rent out, or have one heir take over the property — while the certificate of inheritance, the land registry transfer, and in some cases the ten-year holding period for inheritance tax exemption on owner-occupied homes run in the background. As a neutral third party, we're not part of the family dynamic, which lets us mediate objectively where a family member often couldn't.

Frequently Asked Questions
Selling an inherited property — your questions
Do all co-heirs have to agree to the sale?
In a community of heirs, selling the entire property generally requires unanimous consent. We mediate the conversation between everyone involved so a joint decision becomes possible, instead of the situation stalling.
How is the sale proceeds split among the heirs?
The proceeds are distributed according to each heir's share as stated in the certificate of inheritance or will. We ensure a transparent, traceable process in which every co-heir is kept informed.
What happens if one heir doesn't want to sell?
We first look for a mediated solution — for example, a buyout of the reluctant heir by the others. Only if that doesn't succeed do legal steps such as a partition auction come into play, which we try to avoid wherever possible.
